1. Discuss the motive behind selling
It is important for me to understand your motive behind selling. Are you cashing out on an investment or moving somewhere else? When I know what’s causing this sale, we can go through some expert advice about the market - i.e. whether to buy or sell first, or whether it even makes sense to sell at all!
2. View the property together
It is hard to give an estimate of what your home is worth without walking through the property with you. There we learn more about the condition of the home and the type of features we will be able to highlight. We provide valuable insight that will prepare your property for the market and create an outline of how we will be able to get you top dollars.
3. Pricing the property
This task is often seen as the easiest task, but it is important to get this right. No seller wants to leave money on the table, and depending on the price, could make or break the attention your home gets in buyers walking through the door or not.
4. Creating demand for your home
Our job is to work out a plan that will create more demand for your home. Things like staging, scheduling a cleaning, organizing a soft launch amongst neighbours are all examples of tactics we can use to generate multiple exposure. Every home is different, and we create a unique plan for your property.
5. Hitting the market
As you can see, there is a lot of planning we go through to properly set up your home for the market. During this time that we are live, we ensure that showings are going well and that buyers feel comfortable about putting forward an offer. We provide sellers with active feedback in case there are any modifications to improve.
6. Selecting an offer that best suits you
If we are coordinating a move, then it is important to consider additional details like closing date, conditions, and of course, price. We make sure that we structure the offer that protects your best interests to the maximum possibility. During this time, we work with vetting buyers and their ability to close, keeping their deposit safely in our brokerage’s trust account, and following up during the conditional period.
7. Preparing for closing
While a lot of work went into the sale, this is the exciting time where you can feel relieved. We may shop for another property where you can plan your next steps.
